About unit turnovers.

Bridgepoint Maintenance runs unit turnover programs for property managers and multifamily operators across Canada and the US. A turnover is rarely one trade. Paint, drywall, flooring touch up, fixture swaps, hardware changes, lock rekeys, and final cleaning. We package the work as one scope, one quote, and one closeout. Speed to rent ready is the metric we work against.

Walkthrough and scope

Photo walkthrough, condition assessment, and a flat rate quote against the unit specification. Standard finish levels priced by the unit class.

Paint and drywall

Patch, prime, and paint to the building standard. Color held consistent across the portfolio so the building reads as one product.

Flooring touch up and refresh

Floor sand and seal on hardwood, vinyl plank repair, tile replacement, and carpet steam clean or replace. Full reflooring referred when scope requires.

Plumbing, electrical, and HVAC

Fixture swaps, faucet aerators, light fixture replacement, smoke detector replacement, and HVAC filter or full service depending on the time since last turnover.

Hardware and lock changes

Lock rekey or full lockset replacement, smart lock installs, and hardware refresh across doors, cabinets, and bathrooms.

Final clean and inspection

Move out clean, post construction clean, and a final inspection with photo handoff to the property manager so the unit is marketing ready.

Why owners and managers call Bridgepoint

Vacancy is the most expensive number on a rent roll. Our turnover program compresses days on market by collapsing the scheduling overhead between trades. One dispatch, one project manager, one closeout. Property managers get the keys back. The unit goes live. The owner stops paying for a vacant asset.

What to expect when you call

  1. 1Live dispatcher answers, captures the address, the issue, and the property type. Shutoff or safe state guidance over the phone while the truck rolls.
  2. 2Licensed trade is routed and an ETA written to the work order. You see the dispatch confirmation in your inbox.
  3. 3Tech scopes on site, photographs the condition, and quotes a flat rate before any tools come out. Approve in person or forward to the listed property manager.
  4. 4Closeout work order with photos, license number, and a follow up call lands in your inbox within seven days.

How dispatch works

From the first call to the closeout photo.

Every Bridgepoint work order moves through the same four-step flow. Documented at every step so property managers, owners, and accountants can audit any visit.

  1. 01

    Live dispatcher answers

A dispatcher captures the address, the issue, and the property type, then writes the work order against the right trade line.

  2. 02

    Licensed trade is routed

Unit Turnovers routes to the nearest licensed trade. ETA is written to the work order and emailed before the truck rolls.

  3. 03

    Scoped and quoted on site

The tech walks the issue, photographs the condition, and quotes a flat rate before any tools come out. Approve in person or forward the quote to the property manager.

  4. 04

    Photo documented closeout

Photos, license number, and line-item invoice land in your inbox within seven days. Every job is audit ready if an insurance claim or property transfer follows.

FAQ

Unit Turnovers questions, answered.

Common questions about unit turnovers from property managers, commercial owners, and homeowners.

  • One bedroom standard turnovers close in two to four days end to end. Larger units or scope additions extend on a per item basis.

  • Yes. Move out clean and post construction clean are part of the package on every turnover.

  • Yes. We register the color code per property and source from one supplier so the building reads as one product over time.

  • We document and quote separately so the original turnover scope holds. The repair runs against its own work order.
