Bridgepoint Maintenance handles tenant fit outs for commercial landlords and tenants across Canada and the US. New tenant comes in, scope gets drawn up, and the space needs to be delivered in lease ready condition. We project manage the build out from demising walls to final furniture coordination, with permits and inspections handled in house.

Demolition and prep

Selective demolition, debris removal, and surface preparation for the new build out. Hazardous material handling coordinated where required.

Demising walls and partitions

Wall framing, drywall, fire rated assemblies, and acoustic treatment depending on the tenant requirement.

Electrical and lighting

Power layout, dedicated circuits, lighting design and install, data and low voltage coordination with the IT contractor.

Mechanical and HVAC

HVAC routing, equipment swaps, ductwork modifications, and refrigerant work to match the new floor plan.

Finishes and millwork

Paint, flooring, ceiling, doors, and millwork. Coordinated with the tenant design team where applicable.

Occupancy and turnover

Final inspections, permit closeout, a punch list pass, and a turnover package that closes out the lease commencement.

    Tenant Fit Outs routes to the nearest licensed trade. ETA is written to the work order and emailed before the truck rolls.

    Scoped and quoted on site

    The tech walks the issue, photographs the condition, and quotes a flat rate before any tools come out. Approve in person or forward the quote to the property manager.
